Hey guys, I saw this video about upcoming projects on Noida Expressway. Looks promising, especially with the Jewar airport coming up. I'm seriously considering investing there, maybe near Film City. But Noida mein, things sometimes sound better than they are, right? Has anyone actually invested near the Expressway? What's the real deal with appreciation and living there? Any honest opinions would be helpful!

I think Sector 144 is a good middle ground. Decent connectivity, relatively affordable, and still close to the Expressway.

Overall, Noida Expressway has potential, but due diligence is key. Don't get swept away by the hype.
I'm renting near Pari Chowk right now. Considering buying, but the prices are scaring me. Everything is so expensive!
Check amenities completion before booking, I made that mistake in my last property. They promised a swimming pool and gym, still not there after 5 years!

Sector 150 is good, but overpriced imo. Avg rate is around 7k/sqft right now.
Mera ek dost ne Jaypee Greens mein invest kiya tha. Abhi tak roya raha hai. Builder ne phir se date extend kar diya lol.
Which builder are you considering? Some of them have a terrible track record. RERA registration number check karo before anything else.

I bought a 3BHK in Sector 137 three years ago. Appreciation has been decent, around 15-20%. But maintenance charges are killing me!
Haan bhai, Noida mein 'under construction' ka matlab 'never gonna happen' bhi ho sakta hai. Been there, done that. Make sure you do your research properly.
I invested in a project near Sector 143 back in 2018. Appreciation has been slow, honestly. Rent is decent though. But living there is fine, peaceful compared to old Noida.

Connectivity is okay-ish. Metro is there, but still need to rely on autos. Roads are good though.
Metro se last mile connectivity ka issue hamesha rahega. Unless you're right next to the station.
Don't just look at Jewar. Check the social infrastructure around the project. Schools, hospitals, malls... that's what makes a place livable.
Totally agree yaar, Noida Expressway sounds amazing on paper. Jewar airport is the big promise, but *when* will it actually be functional? I'm skeptical. Film City side is already quite developed though, so maybe that's a safer bet.
