Noida Ext. ATS Destinaire: Value for money at ₹2.19 Cr?
Kya lagta hai ATS Destinaire ke price ko lekar? Maine ek video dekha tha, bol rahe hain 3/4 BHK ₹2.19 Cr* se shuru ho rahe hain. Noida Extension mein itna price sahi hai kya? Specs aur location wise, I'm not sure agar yeh value for money hai. Low-density project toh theek hai, but this high price? Aap log kya sochte ho, is it worth it?

Meri ek friend ne ATS Dolce mein liya tha kuch saal pehle, possession time pe mila. Toh builder pe bharosa kar sakte hain. But Destinaire mein total units 736 hain, low density ke liye theek hai. But at ₹2.6 Cr minimum, it's competing with properties in more established areas like Alistonia Estate, which have better appreciation potential right now.
Agreed, Noida Extension mein aapko patience chahiye. For a first-time buyer with a limited budget, maybe look at projects with possession closer to date or even resale flats in developed areas. This seems like a big financial commitment for a developing location.
That's a good point about appreciation. Current market conditions in Noida Extension are tricky. Prices have gone up, but resale value might not catch up as quickly as in sectors closer to the metro or commercial hubs. It's a long-term play for sure.
I'm a bit confused now. Some are saying ₹2.19 Cr, others ₹2.6 Cr. Which is the real starting price? If it's ₹2.6 Cr, then it's definitely out of my league for Noida Extension. Is there any hidden cost or just the base price?
Hidden costs toh har project mein hote hain, bhai. PLC, floor rise, club membership, parking, maintenance advance. ₹2.6 Cr base price mein toh final cost ₹3 Cr tak easily pahunch jayega. Budget bahut tight ho jata hai.
The RERA number UPRERAPRJ417134 confirms the actual range is ₹2.6 Cr to ₹3.5 Cr. The ₹2.19 Cr might have been an early bird offer or for a specific, smaller unit type that's no longer available. Always check the RERA portal for accurate pricing and details.
I visited the site last month. The project looks good, low density hai, which is a plus. But the area around is still quite raw. The prices they're quoting, even for ₹2.6 Cr, feel like they're betting too much on future development. Mera budget itna allow nahi karta.
Mujhe toh lagta hai yeh builder ka hype hai. ₹2.19 Cr mein toh Greater Noida West mein bohot ache options mil jayenge, maybe even fully developed sectors. Noida Extension abhi bhi developing phase mein hai, infrastructure issues hain. Value for money nahi lag raha.
The price range is actually ₹2.6 Cr - ₹3.5 Cr, not ₹2.19 Cr. This info is directly from their RERA filing. So the initial query's price is inaccurate. This makes it even more expensive.
But ATS ka track record generally theek hai, especially for timely possession. Destinaire ka possession date 2026-05-31 hai, jo ki reasonable lag raha hai for an ongoing project. Kya pata quality ke liye itna charge kar rahe hon.
Haan, sahi keh rahe ho. I'm looking at properties near Alpha I Greater Noida, aur wahan better deals mil rahe hain with good connectivity. Noida Ext. ke prices toh out of control ho rahe hain.

ATS ka naam hai, toh quality toh expect kar sakte hain. But location wise, Noida Extension mein itna price tabhi justified hai agar connectivity superb ho aur amenities top-notch. Warna, just for the brand, it's a big jump.
Bhai, ₹2.19 Cr for Noida Extension? That sounds like a lot. I thought Noida Ext. was supposed to be more affordable than main Noida. For that kind of money, I'd expect something in a prime sector, not here.
