My visa renewal process is taking ages, so can't fly down for a site visit for Shivi Paradise Green Villa 2. I'm based in Dubai, so relying heavily on community reviews. Brochure mein toh sab gold-plated dikhate hain, especially those fancy amenities like the clubhouse and green areas. But, what's the ground reality? Investors ke liye, yeh promised vs. delivered ka gap kitna bada hota hai? Kya tenant attract karne mein issue aata hai if amenities are not up to mark? Property manager ko bolke bhi kitna verify karwa sakte hain? Resale value pe bhi fark padta hoga na?

Sahi baat hai yaar, NRI ke liye toh aur headache hai. Property manager se verify karwana is a good idea, but even they might miss subtle issues. Ek trusted friend ya relative ko bhejke detailed video call karwao site se. Resale par toh pakka fark padta hai, especially agar clubhouse aur green areas substandard nikle.
Aajkal Noida market mein, especially Alistonia Estate ke paas, ready-to-move options bhi mil jaate hain thode negotiation ke baad. Ongoing projects mein yeh brochure-reality gap bahut common hai. Better to pay a little extra for something you can see and touch, rather than relying on future promises for ₹90 L – ₹1.1 Cr investment.
Meri toh haalat kharab ho gayi thi jab maine Alpha I Greater Noida mein ek project mein invest kiya tha. Brochure mein gym, swimming pool, community hall sab dikhaya tha, but jab possession mila 2024 mein, toh bas ek small room tha with 2 machines. Society mein disputes ho gaye the isko leke. The builder cut corners everywhere. Shivi Paradise Green Villa 2 mein 160 units hain, toh itna bada project hai, chances hain ki development slow ho. NRI ke liye toh yeh double whammy hai, you need someone reliable on the ground.
U5, Shivi ka track record average hi hai. Delays toh common hain Noida Ext mein. Resale value kaafi hit hoti hai amenities na hone se, jaise aapne pucha tha.

Bhai, Shivi Paradise Green Villa 2 ka brochure toh dream lagta hai, but ground reality mein kaafi difference hota hai. ₹90 L – ₹1.1 Cr is a huge amount for first-time buyers like us. Possession date 2025-11-01 bhi kaafi door hai, aur builders aksar delay karte hain. My friend booked in Ajayabpur, aur uski possession 1.5 saal late ho gayi. Amenities ka toh bas naam hota hai, maintenance mein jaan nikal jaati hai. Aap sahi keh rahe ho ki NRI ke liye toh aur mushkil hai verify karna.
U1, Shivi Paradise Green Villa 2 mein specifically kya issues sune hain aapne? Main bhi dekh raha tha yeh project. What about the resale value, does it actually get affected that much if amenities are not great?
Totally agree! Noida Ext mein har dusra project aise hi fancy dikhata hai. Amenities ke naam pe bas basic cheezein hoti hain.
