Noida Ext. buyers: What are we *really* paying for?

Block B - I'm looking at a 2BHK with Selectra Developers. My budget's around 70-80L. I work in real estate but buying for myself is different, you know? Do builders actually budge on price in Noida Extension? How much can you realistically negotiate off the listed price? Also, what's the *real* all-in cost for a 2BHK in this range, including PLC, parking, and stamp duty? Are there still crazy hidden charges that pop up only at possession, or has RERA helped? Any recent experiences?
