Builder communication during delays is almost non-existent for most, that's my honest take. I'm a broker, but buying my own 3BHK in Noida Extension, Sector 150. Budget ₹90L-₹1.2Cr. Looking at Godrej, ATS, Gaursons. Godrej ka delivery track record better lagta hai, but delays toh sabke hote hain. Off the record, construction quality kitni different hoti hai inki? Plaster cracks, seepage issues kitne common hain post-possession? Aur hidden charges ka kya scene hai? PLC, maintenance deposit ke naam pe kitna extra maangte hain at handover? End-user hoon, quality matters.

Dekho, delays toh sab karte hain, it's a given in Noida. The key is how transparent they are and how good the construction quality is *after* the initial issues. Godrej might be slightly better on finishing, but you'll pay a premium for it. ATS is also decent but check their older projects thoroughly
Gaursons se toh bach ke rehna. Mera cousin booked a flat in Gaur City 2, Ajayabpur, and the plaster cracks started showing within six months of possession. Seepage bhi tha bathroom mein. Builder ne pehle toh ignore kiya, phir ek saal baad jaake thoda repair kiya. It's a huge headache to deal with post-possession issues. RERA complaint ka bhi koi khaas fayda nahi hua.
ATS ka kya scene hai quality wise? I heard their projects in Alpha I Greater Noida had some issues with common areas.
ATS ka issue Alpha I mein ho sakta hai, but generally, they're known for better quality than Gaursons. My friend got possession in ATS Dolce, Zeta I, Greater Noida, and was happy with the construction. The only thing is, they are very strict with payments and sometimes communication can be slow if you have a specific query. Hidden charges were clearly disclosed at booking, didn't face any surprises at handover.
I'm in ATS Pristine, Sector 150. Quality is generally good, no major structural issues like plaster cracks or seepage yet (been 1 year). But yes, maintenance charges are on the higher side, like U5 said. The common areas are well kept though.

Godrej ka track record 'better' hai, but still, delays are common. My friend booked in Godrej Woods, Sector 43, Noida, they got possession but with 1.5 years delay. And the finishing wasn't up to mark for the premium they paid. For ₹1.2 Cr, you expect perfection, right? Noida Extension mein toh aur bhi dikkat hoti hai sometimes.
Totally agree with you on builder communication, bhai! It's a nightmare. I'm also eyeing Sector 150, but my budget is tighter, around ₹95L. Godrej ka naam sunke thoda confidence aata hai, but hidden charges ka darr toh rehta hi hai. Especially maintenance deposit, kitna loot-paat machate hain.
