Visited a few projects in the 'Luxury Homes' corridor last weekend, looking for a 3BHK for my growing family. Honestly, brochures mein sab high-end dikhate hain, but ground reality thodi different lagi. My wife's main priority is safety for the children and a good school nearby. The traffic during peak hours, especially for school drop-off, seemed intense. Matlab, daily commute kaafi hectic ho sakta hai. Kuch societies ke approach roads abhi bhi kachche hain. Construction noise bhi kaafi suna wahaan. Is it really worth the premium prices they are quoting, around ₹1.2 Cr for a 3BHK? Has anyone actually moved into Luxury Homes? How's the daily life and commute for you? Aur kids ke liye nearby schools ka scene kya hai, are they decent?

I understand everyone's concerns about Noida Extension. While the traffic and infrastructure are definitely issues right now, some areas, especially closer to Alpha II Commercial
OP, you mentioned schools. Did you check any specific ones in the area? My kid is 5 and a good CBSE school with decent transport is non-negotiable for us. Are there any established schools nearby, or just new ones that haven't proven themselves yet and might close down?
And don't forget the school fees! If the home is 1.2 Cr, the school fees will also be premium. Double whammy for budget-conscious first-time buyers like us.
U9, I did some research on schools. There are a few international schools but they are super expensive and quite far from most projects. For CBSE, there are options like DPS and Aster Public School, but they are already quite saturated and getting admission can be tough. Plus, the school bus routes often get stuck in the Noida Extension traffic, which adds to the travel time. It's not ideal for young kids.
Luxury homes? More like 'luxury problems' at that price point! I saw one project near Alistonia Estate and the amenities were basic at best, nothing close to what they show in brochures. ₹1.2 Cr should get you something genuinely premium, not just marketing hype and broken promises.
Thanks for sharing this, OP. I've also been looking at these 'luxury' projects. Are you talking about Prithvi Associates' upcoming projects? I did some digging and found out they literally have 0 completed projects till date. How can they be quoting such high prices for something that's not even built by an experienced builder? This really makes me nervous about booking anything with them, especially with my life savings at stake.
I got burned once with a builder who had no track record, so I speak from experience. My advice would be to always check their RERA status and past projects very carefully. If there are none, run! It's better to pay a bit more for a reputable builder.
Zero projects is a massive risk. Current market conditions aren't exactly forgiving for new builders either, so better to be safe than sorry with your hard-earned money.
Yes, I think OP is referring to Prithvi Associates. I heard the same about their zero completed projects. It's a huge red flag for first-time buyers like us. What if they delay possession indefinitely? I've seen so many cases like that.
Bhai, exactly my thoughts! I visited last month and the approach roads for some of those 'luxury' projects near Ajayabpur were a nightmare. Aur construction noise toh itna tha ki sar dard ho gaya. Kaise rahenge log wahaan, especially families with kids?
Haan, traffic toh bahut bada issue hai. My office is in Sector 18 and I calculated the commute from Alpha I Greater Noida, it was easily 1.5 hours one way during peak time. School drop-off will be a daily battle, I can imagine. So much for 'luxury' living.
Totally agree with you! ₹1.2 Cr for that kind of infra and noise? Bahut zyada hai yaar for a first-time buyer like me, especially when the basics aren't even sorted.
