Noida Ext maintenance: Is it always a rip-off?

Is it just me, or do some builders in Noida Extension charge crazy high maintenance only to neglect society upkeep? My kids have moved out, so I'm selling our big house and want a manageable 2BHK around ₹80L, maybe in Sector 150. Everyone talks about Godrej and ATS construction quality, but what about their post-possession maintenance charges? I've heard stories about Mahagun and Gaursons too – high charges, phir bhi basic repairs ke liye wait karna padta hai. Does ACE Group or M3M manage societies better? I don't want to pay a bomb for a poorly maintained building after downscaling. Change my mind.
