posted on 6 MayNoida Ext: My hidden charge surprise at possession
Just got possession of my Godrej flat in Sector 150 last month. Construction quality is mostly good, but kuch finishing issues hain. But honestly, the hidden charges at possession time, they really hit hard. Registry ke time itni extra money lag gayi. Gaursons ya ATS mein bhi aisa hota hai kya? Did anyone else face this with other builders like ACE or Mahagun in Noida Ext?

It's a tricky situation for sure. On one hand, builders often face unforeseen costs or regulatory changes, but on the other hand, transparency is key. I think the issue is less about the charges themselves and more about them being 'hidden' until the last moment. Buyers need to be educated about all possible costs upfront, including stamp duty, registration, IFMS, club, power backup, and even future maintenance deposits. Did the original poster try to dispute these charges or were they non-negotiable?
Non-negotiable hi hote hain bhai, warna possession rok dete hain. Builders ki manmaani chalti hai.
Totally agree with your point about transparency. Most builders just show the base price and then add 20-30% extra later. It really messes up the budget. My friend who bought in Ajayabpur for his first home said he literally had to borrow from family for the last-minute charges. It's a common story.
Honestly, the current market conditions in Noida Ext are already tough with rising interest rates. These hidden charges just add insult to injury. Builders know people are desperate for homes and take advantage. Godrej is usually considered premium, so this is quite shocking. It sets a bad precedent for the area.
This is exactly why I'm so hesitant to book anything. My uncle bought a flat in Alistonia Estate a few years back, and he had a terrible experience with unexpected charges too. They even tried to charge him for delayed possession penalty *from their side* by saying 'force majeure' but then rushed the possession and demanded extra for 'expedited paperwork'. It feels like a trap sometimes. I heard Mahagun also has a reputation for these kinds of surprises. What can we even do as first-time buyers?
U5, did your uncle manage to negotiate any of those charges down or was it a take-it-or-leave-it situation?
Sahi kaha U5, it's a huge gamble. My advice is to get a lawyer to scrutinize every single clause in the builder-buyer agreement, especially the 'other charges' section. Don't rely on verbal assurances. Builders like ACE are notorious for vague clauses that they exploit later. You need everything in writing.
Exactly! Gaursons mein bhi suna hai kaafi logon ne extra pay kiya hai. Aapko specifically kya charges lage jo unexpected the?
U2, you're right to ask. Builders often hide charges under the guise of 'preferential location charges' (PLC) adjustments, increased govt taxes post-booking, or even just 'development charges' that were vaguely defined. My cousin faced this with ACE Parkway. They added charges for car parking that was supposed to be included and hiked up the IFMS. Total bill jumped by almost 2.5 lakhs at the time of possession. It's a common tactic to squeeze out more money when buyers are desperate to get their keys.
Haan bhai, U2, mere friend ko Gaursons Palmwoods mein possession ke time club membership, IFMS aur power backup ke liye bahut extra amount maanga tha, jo agreement mein clear nahi tha. It was a shocker for him, almost 1.5 lakhs extra.
Oh god, this is my biggest fear! Godrej se toh expect nahi kiya tha itna. Hidden charges matlab kya? Like registry ke upar maintenance ya fit-out charges? I'm looking at projects in Alpha II Greater Noida and this makes me so nervous about my budget.
