Noida Extension mein negotiation ek total myth hai, I swear. Jab bhi JayDev Infratech jaise builders ke paas jaao, they act like they're doing you a favour. I'm fed up of renting in Sector 63 A, landlord raised rent again, finally taking the plunge. Matlab, they barely budge even ₹50k on a ₹70L 2BHK. Pre-launch offers are gone, but current prices pe itna rigidity? I'm eyeing a 3BHK around ₹90L near FNG, but these construction-linked payment plans are confusing. Should I push for a down payment discount instead, ya CLP safer hai for an investor? Anyone actually managed a decent spot discount on new projects here? Or is secondary market the only way to get a real deal, especially for an underpriced asset?

Bhai, totally relate! I'm also looking in Noida Extension and the negotiation part is a joke. Builders like JayDev Infratech aur unke jaise dusre sab, they quote a price and that's it. I tried for a 2BHK near FNG too, hoping for at least a lakh or two off on a 65L property, but they wouldn't even consider it. It's like they know people are desperate to move out of rented homes. The market is hot but this rigidity is just too much for first-time buyers like us. I'm also confused about CLP
