Noida Ext. PLCs: Are we paying for hype or real value?

Two years ago I'd have laughed at these Noida Extension prices. I'm upgrading from my 2BHK, checking out 3BHKs, maybe Godrej Properties near Sector 14. Everyone glorifies new launches, but nobody talks about the insane PLC and floor rise premium. Is it really worth paying extra for a higher floor? I think secondary market deals offer better value. Can we negotiate more on resale flats? Change my mind.
