Been renting for almost 5 years now and I'm seriously fed up. Finally taking the plunge for a 2BHK in Noida Extension, maybe around Sector 137. My budget is ₹70-80L. But yaar, builder ka track record aur RERA compliance check karna bohot tension de raha hai. I'm looking at some projects, even like Antara's Swarnim Vihar, but the news about builder frauds makes me cautious. How do you guys actually verify RERA registration beyond just the number? Aur builder-buyer agreement mein kya red flags dekhne chahiye? If there's a delay, RERA complaints se kuch hota bhi hai ya bas paper pe hai? Any real experiences with builders delaying and then getting legal action through RERA? Not sure if I'm overthinking this, but don't want to get stuck.

Bhai, same pinch! Main bhi Noida Ext mein hi dekh raha hu, budget bhi almost same hai. Ye RERA compliance ka chakkar toh dimag kharab kar deta hai. Antara ka naam sunke toh aur darr lag raha hai, unka Swarnim Vihar suna hai kaafi delay hua hai. Kaise trust karein builders pe yaar?
Sahi keh rahe ho. Mera bhi yahi haal hai, lagta hai koi builder time pe delivery nahi deta aajkal. Bahut tension ho rahi hai.
