Noida Ext super area is a blatant rip-off.
Under-construction projects in Noida Extension are a total gamble, especially with super area. I'm so fed up of renting, landlord ne phir rent badha diya, so finally taking the plunge. But yaar, yeh builders ka super area wala game samajh nahi aata. Prasu Infrabuild jaise achhe builders bhi kitna inflate karte hain, not sure if the actual usable space is worth the high price. Sector 112 mein prices ₹80L-₹1.2Cr for a 2BHK chal rahe hain, but on paper it looks good, real mein kya milta hai? Phir yeh pre-launch offers ka kya scene hai? Log bolte hain discount milta hai, but later on open market mein bhi same price ya maybe thoda upar hi hota hai. Is it really worth blocking money early? Yaar, EMI vs rent math toh kar liya but hidden costs aur yeh 'paper-pe-bada-flat' wala scene darr lag raha hai. Koi batao, how to make sure we're getting actual value? Change my mind.

Pre-launch offers toh ek bada trap hai. Mere ek friend ne invest kiya tha 2 saal pehle, socha tha achha discount milega. Builder ne bola tha ki project launch hote hi rates badh jaayenge. But hua ulta, launch ke baad bhi rates utne hi the, in
Bhai, exactly mere dil ki baat keh di! Noida Ext mein super area ke naam pe jo loot machi hai na, it's insane. Prasu Infrabuild ka project dekh raha tha Sector 112 mein, paper pe 1200 sqft dikha rahe hain, but site pe jaake laga jaise 800-900 sqft se zyada carpet nahi hoga. Yeh log measurement kaise karte hain, kuch samajh nahi aata.
Haan yaar, builder ne toh pehle bol diya ki 'common areas included' but kitna included hai, uska koi proper breakup nahi deta. RERA mein iska koi solution nahi hai kya? Ya sab builders aise hi karte hain?
Totally agree! Same experience with another project near Alpha I Greater Noida. Carpet area is a joke compared to super area.
