Noida Extension 2BHK: Are prices really worth it?

Spent the whole Sunday checking out options in Sector 2, Noida Extension. I work in real estate but buying for myself is different, yaar. Saw a 2BHK at Gaursons and the quoted ₹78L felt okay, but then the PLC, OC, and registry charges added another 10L! Builders still play super area vs carpet area games. Honestly, not sure if these prices are justified for the actual amenities. Are others seeing similar hidden costs in Noida Extension? What did you do about it?
