My landlord just hiked the rent again, so I'm finally taking the plunge to buy in Noida Extension. I'm looking at Sector 12, but yaar, is affordable housing a complete myth here now? Every ad shows one price, but when you call, there's always PLC, parking, club membership – it adds up like crazy. Advertised 2BHK at ₹60L ends up being ₹78L easily. Builders show one rate, but the real per sqft cost is way higher. Honestly, I'm not sure if I can even find something genuinely within my budget anymore. Have others faced this hidden cost issue? Totally relatable! Hum bhi Alistonia Estate mein ek flat dekh rahe the. Builder ne bola ₹55L for a 2BHK, but jab final quotation aayi toh it was ₹72L! Parking ke ₹3L alag se, club ke ₹1.5L, electricity meter charges, maintenance advance... it felt like a scam. Did you check if the RERA registered price includes all these components or if they're just adding them on later?
Bhai, 60L mein 2BHK is a pipe dream in Sector 12 now. Even a 1BHK might be tough to get at that price after all the hidden charges. Have you checked out areas like Ajayabpur? Thoda door hai, but you might find better value there. Or maybe consider a slightly smaller configuration?
U6, ready-to-move are usually even more expensive because there's no construction risk and immediate possession. Builders often inflate prices once the project is near completion. So, for savings, ready-to-move might not be the answer either in Noida Extension.
Sahi keh rahe ho U3, Ajayabpur might be far but value hai. Alpha I or Alpha II Greater Noida mein bhi options dekh sakte ho, thoda old hai but established societies hain.
Ajayabpur ka commute bahut lamba ho jaata hai mere office se. Plus, infrastructure wahaan abhi bhi develop ho raha hai.
Haan bhai, bilkul sahi kaha. Noida Extension mein 'affordable' word ab ek joke ban gaya hai. Jab main bhi dekhta tha, ads mein kuch aur hota hai aur site visit pe sab kuch badal jaata hai. PLC, IDC, FFC, GST... it just keeps adding up. It's so frustrating for first-time buyers like us.
