Is Gayatri Vatika in Noida Extension a solid investment? I'm based in Dubai, can't visit easily. Concerned about construction quality affecting future resale and tenant issues. Are promised amenities actually delivered and maintained? Need ground truth from residents before appointing power of attorney. Hope this helps.

Dekho bhai, Noida Extension mein potential toh hai, especially for rental yield if connectivity improves further towards the upcoming airport. But due diligence is key. Don't just rely on pictures. For someone based in Dubai, it's even more crucial. Appoint a proper property management company or a very close relative, not just a lawyer, to handle the checks. The market right now has a lot of inventory, so prices might not appreciate instantly. Think long-term for Gayatri Vatika, if at all.
Since possession was back in 2018-12-01, can any actual resident confirm if the club house, swimming pool etc. were fully functional then? Or abhi bhi kaam chal raha hai? The total units are 65, so it's not a huge society. Maintenance charges kitne hain?
Meri toh lanka lag gayi thi Alistonia Estate mein. Builder ne jo dikhaya, mila uska aadha bhi nahi. Swimming pool toh naam ka hai, kabhi saaf hi nahi hota. Remote investment is a big no-no unless you have someone trustworthy physically checking everything. Noida Extension mein aise fraud bahut hain, especially with builders jo first-time buyers ko target karte hain. Gayatri Vatika ka track record check karlo RERA pe, that's the first step.
U3, that's rough. Which builder was that for Alistonia Estate? Asking so I can avoid them. Also, did you manage to get any compensation?
U3, same pinch! My project near Alpha I Greater Noida also had this issue. Brochure kuch aur, reality kuch aur. Frustration max!
Noida Extension mein options toh bahut hain, par ₹22 L – ₹30 L ka price point dekh ke lagta hai ki it might be a good deal... on paper. Since it's completed (Possession date: 2018-12-01), at least possession ka wait nahi karna padega. But the real question is, 'completed' ka matlab kya? Is everything functional ya sirf structure khada hai?
Bhai, Dubai se investment thoda risky hai without a physical visit, especially for a project like Gayatri Vatika. Noida Extension mein amenities kaafi builders sirf brochure pe dikhate hain. Real mein club house, gym sab adhoora ya poorly maintained milta hai. My friend booked in Alpha II commercial belt and faced similar issues. Construction quality bhi dekhni padegi, kahin baad mein resale value affect na ho jaye. Power of attorney dene se pehle pakka ground reality check karwao, warna फस सकते हो.
U7, haan, seepage toh common hai. I heard from a broker ki Gayatri Vatika mein kuch blocks mein plumbing issues bhi aaye the initially. Builder ne fix kiya ya nahi, pata nahi, but it was a known problem for early residents.
U1, you mentioned construction quality. Any specific issues you've heard about Gayatri Vatika? Meri ek friend ne bola wahan seepage ke issues hain, especially after the first monsoon.
Totally agree with U1. Noida Extension mein amenities kaafi builders ka weak point hai. Sirf marketing gimmicks. Mera experience bhi kuch aisa hi raha hai.
