Noida Extension appreciation is slowing down, fight me.

I've bought a couple of properties in Noida already, but I'm unsure about my next investment. I am thinking Noida Extension is saturated now. Sector 152 looks promising though. Ratan Housing Development Ltd. has some projects there. Has anyone seen decent ROI from Noida Extension recently? I'm targeting 8-10% rental yield minimum. Also, plot vs flat – which one gives better returns long term in Noida, especially considering the Jewar Airport impact? My budget is around 1.5cr. Honestly not sure if I should even bother with Noida Extension anymore. Kya kisi ko pata hai about the actual rental yields being achieved there? Should I stick to ready-to-move only now?
