U19, do your research, visit multiple sites, and don't rush into anything. Noida Extension is still a gamble. Think long-term.

Metro extension is still under construction. Don't expect it to be operational anytime soon. Builder ne phir se date extend kar diya lol.
I think the initial post is right. Noida Extension appreciation is slowing down. Better to diversify your investments. Don't put all your eggs in one basket.
Rates are stagnant because of the sheer number of properties available. Too much supply, not enough demand.

I bought a 2BHK in Noida Extension 5 years ago for 25 lakhs. Now it's worth 40 lakhs. Appreciation toh hua hai, but not as much as I expected. Still better than keeping the money in the bank!

Jewar airport will definitely have a positive impact, but it's still a long way off. Don't expect overnight miracles.
True. Infrastructure development takes forever in India. By the time the airport is ready, I'll be ready to retire!
I'm seeing some movement in Sector 150. Rates are going up slowly. Maybe because of the sports city concept. But still, it's a long-term investment.
Sector 150 mein kaunsa project dekh rahe ho, U12? I'm also considering it. Any recommendations?
I'm looking at Godrej and Tata. Thoda premium hai, but the construction quality seems better.
Godrej is good, but very expensive. Tata is decent. Check out ATS also, they have a project there.
ATS Green is good, but maintenance charges are high. Be prepared to pay a lot for that swimming pool and clubhouse.
Noida Extension is becoming too crowded. I regret buying here. So much dust and traffic. Should have gone for Greater Noida West.
Sector 32 is expensive! Try looking at Sector 7x areas. Abhi bhi relatively affordable hain, and metro connectivity is good. But do your research, RERA check karna mat bhoolna.
Anyone have any experience with Supertech projects in Noida Extension? I'm considering a 3BHK there. Price is tempting, but I'm scared of delays.
U7, Supertech? Bhai, run! Their track record is terrible. So many delayed projects. Google it, you'll find horror stories.
U7, My friend invested in Supertech Eco Village 2. Possession delayed by 4 years! He's still fighting them. Don't fall for the low price, it's a trap.

I think so too. Sector 32 definitely has better connectivity and established infrastructure. Noida Extension is still developing, and that's reflected in the rates. MMR, never heard of them tbh.
Rental yield in Noida Extension is pathetic. I'm barely getting 2%. After maintenance and all, it's even less. Sector 32 maybe 3-4% if you're lucky.
U2, MMR group ka ek project Sector 1 mein hai, but delayed hai kaafi. Be careful before investing.
U1, Gaur City is okay, but the problem is oversupply. Too many flats, not enough tenants. That's why rental yields are suffering. I bought in 16B, much better.
