Noida Extension appreciation is slowing down, it's a trap!

Since January I've been trying to decide Noida vs Noida Extension. I work in real estate toh pata hai builder log kya bolte hain. Extension mein prices are tempting, but is the ROI really that good now? Heard Jewar airport impact is already priced in. 2BHK vs 3BHK bhi confusion hai. Rental yield zyada important hai. Anyone else facing this dilemma? Extension sahi hai ya Sector 41 types better rahega?
