Noida Extension appreciation overrated? Prove me wrong.

I'm thinking of diversifying my Noida real estate portfolio. Already have a 2BHK in Sector 19 that gives decent rent. Now confused between two options. One, another 2BHK in Noida Extension – supposedly high appreciation potential due to Jewar Airport. Two, a slightly bigger 3BHK from Chouhan Builders in a more established sector. Noida Extension mein ROI kitna milega realistically? I've heard mixed reviews. Sector 19 is safe but maybe slow growth. I'm looking at long-term – 10+ years. Which would you pick and why?
