Noida Extension: Are any infra-impacted areas still affordable?

Last year, I saw a 2BHK in Sector 150 for around ₹90 lakh, ab toh it's closer to ₹1.1 Cr. Matlab, Jewar Airport aur FNG Expressway ka impact market pe dikh raha hai. I've been tracking Noida Extension for a while, and the price jumps near these big infra projects are real. Pehle I thought Swarn Nagri mein maybe kuch affordable milega, but wahan bhi rates upar ja rahe hain. From my experience, early investment near upcoming infra always pays off. But ab toh kafi areas expensive ho gaye hain. Konse pockets abhi bhi hain jahan future ROI accha mil sakta hai without breaking the bank? Especially with builders like Godrej or ATS in mind. Ya phir kya Aqua Line metro extension se zyada faida hoga than FNG? Any insights on areas still under the radar?
