From my experience, direct builder deals often have less negotiation room, maybe 2-3% max. But brokers claim they can get way more off on secondary market flats, especially for older projects. Matlab, for a ₹75L 2BHK, can we realistically push for a 5-7% discount on resale? Or is this just a tactic to get us in? I've seen this pattern before where initial broker offers look good, but the final acquisition cost, including their cut and other charges, ends up similar to new properties. What’s your take on broker-led negotiation for resale in this market? Should I stick to builder direct for better transparency?

But then he started talking about 'premium location charges', 'maintenance arrears', 'transfer fees' for society, and his own 2% commission. By the time we calculated, it was well over ₹58L! I walked away. For first-time buyers like us, this is super confusing. How do we even know what's a fair price for resale in these areas when brokers inflate expectations?
Yaar, that's the market reality for older societies. Maintenance arrears can be a huge hidden cost. Always factor in 1-2 years of unpaid maintenance, plus transfer charges if the society is strict. Sometimes, direct owner deals are better if you can find them.

Totally agree. Broker ke chakkar mein sirf time waste hota hai. End mein builder se hi deal banti hai ya fir resale mein bhi prices adjust nahi hote.
