Noida Extension brokers: Real deal ya bas commission ka game?

Finding real value in Noida Extension right now feels like a maze, honestly. I'm currently in a 2BHK in Sector 137, thinking of upgrading to a 3BHK or a small villa, budget around 1.5 Cr. Visited K V Developers in Sector 22, aur wahaan ke brokers toh full-on aggressive hain. They claim they can get better deals than direct builder. Matlab, is this true in Noida Extension? Do brokers actually have leverage for negotiation, ya bas commission ka chakkar hai? What about hidden charges like PLC or OC, woh log properly disclose karte hain kya?
