Noida Extension builders: Are their delivery promises just a joke?

Okay I'll be honest — I'm based in Dubai and can't do site inspections myself, so I'm relying on community feedback, but it's all so confusing. Everyone talks about Godrej and ATS, but are their delivery timelines actually reliable in Noida Extension? Yaar, I've heard stories about delays even from the big names. M3M and Gaursons projects in Sector 150 look good on paper, but what about construction quality after possession? Do those fancy brochures translate to good finishing? Is it just me, or do all builders just over-promise on delivery dates? For an NRI like me, project delays mean big headaches with my EMI and rental planning. What's the real ground reality for builders like ACE or Mahagun? Do they actually deliver on time in Noida Extension, or is it always 1-2 saal late? Disagree? Tell me why.
