Noida Extension builders don't actually negotiate on price.
Just moved into my Gulshan project in Sector 86 a couple of months back, and while the flat is good, I'm still wondering if I left money on the table. My broker kept saying 'best price mil gaya', but I felt like negotiation was almost impossible. Builder sales team toh bilkul budge nahi karte. For a 3BHK, I could barely get 1-2% off the quoted price, even after pushing hard. Was it just me, ya Noida Extension mein builders ki yeh strategy hai? I'm thinking about investment properties near Jewar Airport now. Should I look for pre-launch offers there, hoping for a real discount? My experience with Gulshan was that pre-launch prices were barely different from what I paid later. Is that generally true ya I missed something big? Koi real negotiation tips hain kya for new projects? Or should I just accept the 'take it or leave it' approach?

Totally agree! Noida Extension mein toh negotiation naam ki cheez hi nahi hai. I tried for a flat near Alpha-II, same story. Builders just quote a price and stick to it, no matter how much you push.
Yaar, same pinch! I also tried for a project near Alpha-II Commercial Belt for a 2BHK, same story. Builders act like they're doing you a favour, saying 'sir, last rate hai'. Did you try any other builders, ya Gulshan hi final kiya because
