Noida Extension builders don't negotiate, it's a myth.

Spent the whole Sunday checking out options in Sector 137 and Phi IV. Yaar, fed up of renting, finally taking the plunge. Visited a Viksons Projects LLP site, quoted ₹78L for a 2BHK. Tried to negotiate, but sales guy bilkul budge nahi kiya. Bola 'no-price-drop policy'. Matlab, kitna realistic hai yeh? Can't even get 2-3% off? Has anyone actually managed to negotiate in Noida Extension for a new property, especially on the base price? Or is it just a pipe dream? Am I missing something here?
