Spent the whole Sunday checking out options in Sector 1, Noida Extension. I'm in real estate myself but buying for personal use is a whole different ball game. I'm looking at Godrej, ATS, and Gaursons. Kya inka construction quality, after possession, pakka hai? Yaar, on-time delivery record aur hidden charges ka kya scene rehta hai? I know the super area vs carpet area games, but need real owner experiences.

OP, you're right, personal use ke liye buying is different. I'd suggest checking out existing projects of these builders in Noida Extension, especially those delivered 2-3 years ago. Talk to residents directly. What specific budget and 2BHK/3BHK are you looking for? That might help narrow down recommendations.
U17, prices are still appreciating slowly, but not like pre-COVID. The interest rates are making buyers a bit hesitant. For resale, there's some good inventory, but new launches are still priced high. Demand for ready-to-move is strong.
Good point, U15. My uncle lives in Gaursons 14th Avenue and says the maintenance is decent, but amenities took forever to become fully operational. What about current market conditions in Noida Extension? Are prices stable or still appreciating?
I booked in Godrej Nest, Sector 150, but my cousin bought in Godrej Park Lane in Noida Extension. He faced some minor issues with plumbing post-possession, but overall quality was decent. Delivery was a bit delayed, maybe 6-8 months, but they compensated for it. ATS has a good reputation for construction, but their prices are usually on the higher side.
U11, usually builders penalty dete hain Rs 5-7 per sqft per month, jo RERA se kam hota hai. My friend in Ajayabpur got a flat from another builder and faced similar issues. They rarely give RERA-mandated 10% interest.
U9, compensation kitna mila? Delay ka sunke darr lagta hai yaar, especially jab EMI chal rahi ho.
Yaar, hidden charges ka toh har builder ka game hai. Especially in Noida Extension, they quote one price and then add floor rise, PLC, maintenance, club charges. It adds up to lakhs! Make sure you get a clear breakup in writing. Gaursons ke saath toh yeh problem common hai, suna hai.
U5, haan bhai, ATS ke projects mein sometimes power backup charges aur car parking ka bhi alag se laga dete hain, jo pehle mention nahi karte. Godrej ka usually transparent hota hai, but still, fine print padhna zaroori hai.
Absolutely! Mera friend Alpha-II Commercial Belt mein ek shop le raha tha, usko bhi end mein itne extra charges bata diye ki budget hil gaya. Any specific charges we should look out for with Godrej or ATS in Noida Ext?
Bhai, exactly my thoughts! Godrej aur ATS ke naam toh bade hain, but construction quality after possession is the real test. Main bhi Noida Extension mein dekh raha hoon, bohot confusion hai.
