Noida Extension buyers: What hidden costs did you face?

Sector 153 — been looking at plots and apartments here. Fed up of renting yaar, landlord ne rent badha diya phir se. Finally taking the plunge, but Noida Extension mein itne hidden charges hain na. Builder bolta hai ₹80L for a 2BHK, but phir PLC, floor rise, maintenance advance, power backup, parking... sab add karte jao. Shree Brahma Infraheights ki site visit kari thi, they quoted a decent base price. But what about all these extra costs? Is negotiation possible for PLC or floor rise? Ya builders bilkul stick karte hain apni pricing pe? EMI vs rent ka math toh theek hai, but ye hidden costs budget out kar dete hain. Has anyone bought recently in Noida Extension? Kya real all-in cost kitni aati hai?
