Noida Extension buying: My dilemma with possession & price
My lease ends in 3 months and landlord ne phir rent badha diya, yaar. Fed up of renting, finally taking the plunge and buying in Noida Extension. Dekh raha hoon Evergreen Square aur Supertech Aadri. Evergreen under-construction hai, price thoda low lag raha hai, around 55L for 2BHK. But under-construction ka completion risk kaafi hai, darr lagta hai. Supertech Aadri ready to move hai, matlab possession mil jayega jaldi, no more rent. Lekin uska price range 85L se upar ja raha hai for similar size, which is quite a jump. Price per sqft mein kitna difference padega after all charges? Advertised rates toh theek hain, but registry, PLC, maintenance deposit sab add karke total cost kitna banega? Aur 5 saal mein kaunsa better appreciation dega? Ready to move mein ROI jaldi milega ya under-construction mein future potential zyada hai? Any experiences with Evergreen Square's construction pace ya Supertech Aadri ki actual resale value?
