Noida Extension deals: My broker hack for better prices
Visited a couple of 3BHK projects near Sector 22-D last week, including one from Root2Home India. Builder direct quotes felt high, even after some initial haggling. One trick I learned when I bought my flat in March was to always check with multiple brokers, not just the builder's in-house team. They often have access to better spot deals or can push for extra discounts on PLC/floor rise that the builder won't openly advertise. My broker got me a ₹5L lesser deal on a 3BHK than the builder's team was quoting initially. Plus, they sometimes know about inventory that's been stuck and can be had for a steal. It's not just about the sticker price, but the total acquisition cost, including stamp duty and registration. Yeh cheez koi nahi batata pehle. Anyone else experienced this? Ki broker actually better deal dilwate hain than direct builder?
