Construction quality is the biggest gamble right now, even in Noida Extension. I work in real estate but buying for myself is different; I know what builders don't tell you. Looking at places like Swarnim Vihar, I'm wondering about the actual build quality after a year or two. Does anyone see cracks, seepage, or fitting issues? How does that hit resale value or tenant attraction? Also, are those fancy clubhouses actually used, or are they just a ghost facility adding to maintenance? Is the high maintenance charge for amenities truly worth it, or do we end up paying for something rarely utilized? Need honest opinions before I commit.

Haan, I have a relative who bought a 3BHK there. Initially, they were happy but after the 2022 monsoon, there were some serious seepage issues in one of the bedrooms and the balcony. Paint peeled off, aur fittings bhi loose ho gaye. Builder ne bola tha resolve karenge, but it took ages. Resale value toh definitely hit hogi with these problems, plus tenant bhi aise ghar mein nahi aate jaldi.
