Possession was in March for my Godrej flat in Noida Extension. Quality-wise, kuch minor issues hain like plaster cracks already, not what I expected. But the real shocker was hidden charges, maintenance deposit was huge! Anyone else, especially with ATS or Mahagun, check your final payment sheets thoroughly? Yeh sab nobody tells you pehle.

Totally agree with the quality issues part! My ATS flat in Alpha I, Greater Noida, which I got possession of last year, also had so many finishing problems. Hidden charges toh common hain, but plaster cracks in a new Godrej flat? That's concerning. Did you check the RERA documents properly? Sometimes the initial construction quality isn't up to the mark and buyers only realize it later. What was the RERA completion date vs your possession date?
Bhai, this is my biggest fear as a first-time buyer! Godrej jaise reputed builder se bhi aise issues? I'm looking at flats in Noida Extension too, and every agent just glosses over these 'other charges'. Kya karein, yaar? Is there any way to get a full breakdown beforehand?
Haan, I faced something similar with a builder near Ajayabpur. They showed one figure, but possession ke time maintenance, IFMS, power backup, parking allocation charges sab add kar diye. It pushed my budget by almost 5-7 lakhs! We had to just pay up because we had already sold our old place. It's a trap, pure and simple. Buyer beware, always get everything in writing, even the small print.
Exactly! Mera friend bata raha tha ki usse club membership ke naam pe bhi bohot charge kiya tha jo agreement mein nahi tha. Total loot.
