Is Jain Homes Phase 1's super low price per sqft actually a red flag? I'm so done with renting, finally taking the plunge in Noida Extension. Everyone glorifies Shri Radha Aqua Garden for its 'premium' feel, but nobody talks about the real carpet area efficiency. ₹20-25L for Jain Homes sounds great, but I'm worried about usable space. Aur society formation, RWA quality in these completed projects, kitna matter karta hai for daily life? Does cheaper mean constant maintenance issues? Change my mind. Disagree? Tell me why.

Everyone talks about Shri Radha Aqua Garden being 'premium' but is it really worth that huge price tag? ₹74 L – ₹1.3 Cr is a massive jump from ₹20-25L. Are the amenities, build quality, and carpet area efficiency so much better that it justifies almost 3-4 times the cost? What makes it so 'premium'?
Shri Radha Aqua Garden, as far as I know, is a well-established society. Possession was given on 2022-01-12, and its RERA number UPRERAPRJ7477 confirms it's legit and completed. The premium is for location, amenities, and developer's track record. It's in the league of Alpha I Greater Noida projects, offering better construction quality and a more
Been there, done that. A friend of mine went for a 'budget' project near Ajayabpur a few years back. The initial price was tempting, but abhi tak RWA theek se form nahi hui. Lifts break down every other week, security is a joke, and builder bhi sunta nahi. They're stuck with endless maintenance issues, aur har cheez ke liye extra paise dene padte hain. So yes, cheaper can definitely mean constant headaches.
Exactly what I've been thinking! That price for Jain Homes feels suspicious. I'm also a first-time buyer and super budget-conscious, but my gut says something's off. RWA quality is a huge concern for me too, can't imagine living with constant fights over common facilities.
Sahi baat hai. What are the common maintenance issues people face in such societies?
Totally agree. Cheaper projects often have terrible RWA. They don't have the funds or the will to maintain common areas properly. Phir sab khud hi karna padta hai, ya sab kuch toot-phoot jata hai.

Usable space is the real deal. My cousin bought a 'spacious' flat in Alistonia Estate last year, but carpet area was a joke. Don't fall for super built-up claims, always check the actual usable space, especially with such low prices.
Bhai, ₹20-25L for a flat in NE? Red flag for sure. Sounds too good to be true, especially with current market rates.
