Loan pre-approved for a 2BHK in Noida Extension, but the final numbers are confusing. Sri Dwaraka Developers in Sector 113 quote ₹65L. But stamp duty, registration, PLC for a higher floor... it adds another 10-12%. Matlab, that ₹65L flat is actually ₹72L-₹73L. Yeh hidden costs ka kya scene hai? Honestly, isn't resale smarter? Broker says negotiation zyada hoti hai. Why pay higher stamp duty on new construction for a worse all-in deal? Change my mind.

Yaar, this is exactly my dilemma! Builder quotes one thing, final figure is like 15% higher. Is this standard practice or just these builders in Noida Extension?

Bhai, same pinch! My broker showed me a flat near Ajayabpur, price was good on paper. But then when I asked for the final quote, it was almost ₹8-9 lakh extra.
