Spent hours on calls with brokers about Noida Extension last week. Everyone talks about ROI near Jewar or Sector 150 but nobody mentions the real headaches for NRIs. How do you manage legal due diligence for Gaursons or ATS projects from Dubai? And forget rental management. Is it even worth buying without constant on-ground presence? Change my mind.

I wish I had been more skeptical. Booked a flat in a reputed project in Noida Extension three years ago, trusting a relative. Builder kept delaying possession, then tried to change the layout plan. It was a nightmare managing from abroad. Had to fly back twice just for meetings. Ended up selling at a loss because I couldn't handle the stress. Legal battles are draining, especially when you're not physically present.
To answer U8's question, I got about 70% of my initial investment back after a lot of back and forth, but it took almost two years. My advice for anyone looking at properties in Noida Extension, especially near upcoming
U8, unfortunately, most builders make it so hard. Legal battles last years. You're lucky you could sell, even at a loss. Many are stuck.
Oh man, that sounds terrible. I was also considering a project near Ajayabpur. Did you eventually get your money back or are you still fighting with them?
Bhai, thoda positive socho na. Jewar airport ke paas development toh pakka hai. Long term mein ROI acha hi hoga. Rental income bhi set ho jayega, there are property management firms now.
Yaar, exactly my thoughts! I'm an NRI too, eyeing a property in Noida Extension and the due diligence part gives me sleepless nights. Brokers just want to close the deal, they don't care about the ground reality. Gaursons ya ATS, sab bade naam hain but legal paperwork mein ghaple sunte hi rehte hain.
Exactly! And the hidden costs! Brokerage, legal fees, then registration, then maintenance. Sab milake budget double ho jaata hai. Plus, if you need to visit, flights ka kharcha alag.
Sahi keh rahe ho. Mera friend bhi Gaursons mein fas gaya tha, possession date pe date. NRI hone ka disadvantage hai.
