Honestly not sure about Noida vs Noida Extension. I'm based in Dubai, and can't visit easily. Is Noida Extension worth it for higher rental yield? Or stick to Sector 137? Need advice.

Ultimately, it depends on your risk appetite and investment horizon. Extension is higher risk, higher potential reward. 137 is safer, more stable.
Bhai dubai mein baithe ho toh, property consultant hire kar lo. They will do the due diligence for you. Saves a lot of headache.
Extension mein, make sure the builder has all the necessary approvals. Green clearances, fire safety, everything. Don't just go by their promises.
So, OP, what are you leaning towards now? Extension or 137? Have you shortlisted any specific projects?
One more thing to consider: resale value. Sector 137 properties will likely have better resale value in the future.
Don't forget to factor in maintenance costs. Extension mein maintenance charges can be surprisingly high.
True that! And the quality of maintenance is often questionable. Sector 137 societies are generally better managed.
Mera personal opinion? If you can afford it, stick to Sector 137. Peace of mind is worth the extra money. Extension is still developing, too many uncertainties.
Sector 137 also has the advantage of being closer to the expressway. Easier commute to Delhi and other parts of NCR.
Has anyone looked at the new metro line extension? That could change things for Noida Extension in the long run.
NRI bhai, current market mein rates bahut badh gaye hain. Extension bhi ab sasta nahi raha. Think carefully before investing.
Extension mein, check for registry status before finalising. Some projects have issues with land acquisition and registry is stalled.
Haan, registry is a big problem in some areas. Especially near Bisrakh.
Which builder are you considering in Noida Extension? That's the most important question. Some are much better than others.
Exactly! Amrapali, Supertech, avoid them like the plague! Look at Gaurs, Ace, or Godrej.
U11, good point. Builder ka track record dekhna bahut zaroori hai. RERA registration number daal ke check karo online.
I live in Sector 78. It's a good balance of affordability and convenience. Not as expensive as 137, but much better than Extension. Think about it.
I bought in Gaur City 2, Noida Extension 5 years ago. Promised possession in 3 years, still waiting! Rental yield ka kya karein jab ghar hi nahi mila? Be very careful.
Same here, bhai! Supertech Eco Village 2. Paisa phas gaya hai. Koi sunwai nahi hai.
U5, which tower are you in? Have you filed a complaint with RERA?
U6, Supertech is a disaster! I know so many people stuck with them. Did you try consumer court?
Sector 137 has better social infrastructure. Schools, hospitals, malls – everything is nearby. Extension mein yeh sab aane mein time lagega.
Rental yield ke chakkar mein mat pado. Capital appreciation dekho. Extension mein land rates are increasing rapidly. In 5 years, it will catch up to Noida.
Noida Extension for rental yield? Depends bhai. Sector 137 is more developed already. What kind of tenant are you targeting? Extension might get you more properties at lower cost, but Sector 137 has better infrastructure.
ROI wise, Extension is better currently. Property prices are lower, so even with similar rent, percentage return is higher. But remember, risk bhi zyada hai.
Sector 137 is safer IMO. More established. Extension mein abhi bhi kaafi construction chal raha hai. What's your budget, that's the real question?
Extension is good if you are looking at long term. Metro connectivity is getting better. But possession delays are a HUGE problem. Check RERA records carefully.
