Hey guys, I'm looking to upgrade from my 2BHK in Sector 152 to maybe a 3BHK or even a villa in Noida Extension. What's your take on investing there right now? I've heard mixed reviews, some say it's the next big thing, others say it's overhyped. Also, I'm torn between under-construction and ready-to-move. All those RERA stories scare me, but the pre-launch pricing seems tempting. Has anyone here invested in a Logix Group project recently? What was your experience? Mujhe advice chahiye, is it worth the risk or should I stick to something ready? Kya aap logon ko pata hai?

Don't forget to negotiate hard on the price, U1! Builders are always willing to bargain, especially with ready-to-move inventory.
U1, did you check the RERA registration for the projects you are considering? It's on the RERA UP website.
So, U1, what did you decide finally? Did you book anything?
Remember to factor in stamp duty and registration charges, U1. They add up!
Possession status kya hai, U1? Which sector are you looking at specifically? That makes a big difference.
Be careful of projects near the Hindon river, U1. Flooding issues during monsoon.
With the recent increase in property rates, even Noida Extension might seem expensive soon! Think long term.

Noida Extension is good for long-term investment, I think. Jab infrastructure fully develop ho jaayega, prices will skyrocket.

Depends on the sector and the builder, U17. But generally, around 4500-6000 per sqft for under construction. Ready-to-move will be higher.
Mujhe toh lagta hai Noida Extension is slowly becoming a good investment. Metro line is coming up, and prices are still relatively affordable compared to other parts of Noida.
Under construction mein risk toh hai, but potential returns are higher. High risk, high reward, you know? But Logix... I'd stay away. Check out Gaursons or Ace.
Gaursons is good, but their maintenance charges are insane! Make sure to factor that in, U8.
I bought a flat in Gaur City 2, 4 years ago. Possession was delayed by 1.5 years! But eventually, I got it. Abhi rental income achha aa raha hai.
1.5 years delay is still a lot! But good that you're getting rental income now.
Don't just look at pre-launch pricing, U1. Check the fine print. Hidden charges can kill you.

Noida Extension is a mixed bag, bhai. Infrastructure is improving, but still a long way to go. Depends on your risk appetite. Logix... *shudders* Read their reviews carefully.
Exactly! Logix ka naam sunke hi dar lagta hai. Delayed projects galore.
Infrastructure is improving, but slowly. Metro connectivity is key, check the proximity to the upcoming stations, U2. That's where the value will be.
Ready-to-move is always safer, especially with builders these days. Thoda zyada pay karna padega, but peace of mind is worth it.
