They're quoting around ₹90L for a 3BHK, but the final offer always includes a bunch of PLCs and IFMS charges that push it way past ₹1.05 Cr. Is anyone actually negotiating more than a tiny 2-3% off the *real* all-inclusive cost, not just the base price? And what about those 'hidden' charges builders sneak in right before possession, like obscure utility deposits or society formation fees? It feels like they deliberately obscure 10-15% of the total cost. How do you guys factor this in? Any success stories pushing back on these extras with builders like Allure?

Sahi keh rahe ho. Mera friend Ajayabpur mein dekh raha tha, same story. Base price sunke khush ho jao, fir extra charges ka bomb phat jata hai. Ye PLCs (Preferential Location Charges) are for 'better' views or higher floors.
