Been tracking Sector 3, Noida Extension for a while now. Everyone glorifies the low prices, but nobody talks about the waterlogging during monsoon. I've seen the videos, bhai! Is it really that bad? I mean, is it worth saving some lakhs upfront only to deal with that every year? From my experience, these 'affordable' areas often have hidden costs. Also, what about the resale market? Can you even sell easily if needed? I'm skeptical. Everyone says investment potential is great, but the data shows otherwise for similar areas. Am I missing something? Change my mind. Tell me about your real experiences living there. Sahi mein batao, kya scene hai?

I think Noida Extension is worth it if you're on a tight budget and willing to compromise on some aspects. But if you can afford a bit more, look at sectors closer to Noida or even Ghaziabad.
Ultimately, it depends on your priorities. If you're looking for a quick return on investment, Noida Extension might not be the best option. But if you're looking for an affordable place to live, it's worth considering.
So, after all this discussion, what's the final verdict? Worth it or not? Anyone actually bought recently and happy with their decision?
U20, I think the key takeaway is: do your research! Don't blindly follow the hype. Each project and sector is different. Good luck!
Possession status kya hai projects ka? Everyone talks about booking but rarely about actually getting the keys.
I'm considering Sector 1, near Pari Chowk. Any insights on that area? Is it better than sectors closer to Noida?
Sector 1 is relatively better developed compared to sectors further inside Noida Extension. Closer to Pari Chowk means better connectivity. But prices are also higher.
Rates are rising everywhere, especially after the recent repo rate hikes. Even Noida Extension is getting expensive. Now is the time to buy, if you can afford it.
Don't forget to check the builder's RERA registration and track record. Bahut important hai!
Haan bhai, RERA number verify karna is a must. Otherwise, you're just gambling.
RERA website pe complaints bhi check kar lena. Gives you a good idea of the builder's reputation.
I booked a flat in Supertech Eco Village 2 (Sector 16B) in 2014. Still waiting for possession! Builder ne phir se date extend kar diya lol. Lesson learned: never trust Supertech.
Sahi mein batao, kya scene hai? It's a gamble. Low prices are attractive, but you need to do your homework. Check builder reputation, visit the site during monsoon, and don't believe everything you hear.
Data shows otherwise? Can you share some sources? I'm genuinely curious. I've seen some projects appreciate well, especially those near the upcoming metro line.
Metro extension is a game-changer, no doubt. But even then, last-mile connectivity remains a challenge. Auto walas charge exorbitant rates!
Exactly! Metro se utarke phir rickshaw ka drama. Better to buy closer to the main road if possible.
I live in Sector 16B. Waterlogging is definitely an issue, but it's not as bad as some videos make it out to be. The main roads are usually clear, but the internal roads can get flooded. It's manageable, but annoying. On the plus side, the prices are still relatively low.
What's the current average rate per sq ft in Sector 3? Anyone has recent data?
U13, check Magicbricks or 99acres. They usually have updated price trends.
Last I checked, it was around 4500-5500 depending on the project and location. But prices are rising due to increased demand.
Totally agree with you. 'Affordable' often means compromising on quality and infrastructure. I'd rather pay a bit more for peace of mind. Have you considered sectors closer to Noida like 7x? Thoda expensive but better connectivity and less prone to flooding.
Sector 3 mein specifically kaunsa project dekh rahe ho? Builder matters a lot. Some are better than others in terms of construction quality and drainage.
I invested in Gaur City 2, Sector 16C, 5 years ago. Prices have appreciated, but the initial promises were far from reality. Amenities are still incomplete, and the maintenance charges are a rip-off. Learn from my mistake, bhai. Check everything meticulously before investing.
Gaur City 2 ka to naam hi kharab hai. Heard so many stories of delayed possessions and poor construction. Sorry to hear about your experience, U5.
U5, sahi kaha. Amenities completion is key. I saw a project with a 'clubhouse' that was just a bare room with broken tiles. Total scam!
Waterlogging is a major concern. Check the area after a heavy rainfall before making any decisions. Don't just rely on YouTube videos; go see for yourself.
Bhai you're right to be skeptical. Noida Extension is a mixed bag. Low prices are tempting but waterlogging is a real issue, especially in certain sectors like Sector 16B. Resale? Depends on the project and builder reputation. Dekh bhal ke lo.
