Okay I'll be honest — I completely underestimated how quickly prices changed in Noida Extension, especially around the 'Affordable Homes' belt. Fed up of renting, I've been tracking, but ab lag raha hai late ho gaya. Metro expansion aur new expressways ka impact itna zyada hoga, socha nahi tha. Suddenly rates kahan se kahan pahunch gaye. Specific pockets near Sector 16C, jahan connectivity improved, have seen crazy jumps. Mera EMI vs rent math ab bigad raha hai. Anyone else feel this? Which areas still have growth scope after all this infra development?

My friend bought a 2BHK in Sector 16C two years ago for 40 lakh, and now it's valued at 65 lakh plus. I kept waiting for prices to dip, hoping for a market correction, but it just kept climbing. Prateek Group ka track record mixed hai. Some projects have been good, others faced delays. Always check their RERA status for the specific project you're interested in. And Alpha I for a moderate budget? Not anymore, sadly.
Ajayabpur might be okay, but check the exact location. Some pockets are still very raw. I booked in Alpha II a few years back, and it was affordable then. But now, my friends can't even dream of buying there. It's crazy how much it jumped after the expressway opened up fully.
Alpha I is getting expensive too, bhai. Wahan bhi prices bahut upar chale gaye hain. Maybe look at areas slightly further, closer to Ajayabpur? I heard Prateek Group has some projects there, but what's their reputation like for timely delivery?

Same here! My budget was strict 50-60 lakh for a 2BHK. Ab toh lagta hai woh budget Greater Noida West mein bhi mushkil se kuch dilayega. Bahut tension ho rahi hai future ka soch ke.
Totally agree, bhai! Metro ne toh sab kuch badal diya. Ab lagta hai Alistonia Estate jaise areas bhi out of reach ho gaye hain. Socha tha wahan kuch affordable milega.
