₹85 lakh for a 2BHK in Sector 3, Noida Extension — is this actually the going rate now? I'm so fed up of renting, landlord ne rent badha diya phir se. Finally taking the plunge. Looking around Sector 3. Jewar Airport aur Aqua Line metro extensions ki bahut hype hai. But yaar, will these infra projects genuinely push prices up more, ya sab already factored in hai? Should I buy near these new corridors now? Are there still affordable options, ya sab expensive ho gaya? Don't want to miss out.

Jewar Airport and Aqua Line extension plans are real, but their full impact will take years to materialize. Builders are front-loading these benefits into current prices. Don't fall for the FOMO completely. Research the specific builder's reputation, check RERA, and visit the actual site. Sometimes, a slightly higher price in a more established sector like Alpha II might be safer
85 lakh for 2BHK? Per sqft rate kya hai? Ready-to-move or under construction?
Ready-to-move toh mushkil hai is budget mein. Under construction projects are quoting around ₹5000-5500 per sqft for decent builders. Older ones might be less, but then quality issues ka darr rehta hai.
I booked a 2BHK in a project near Alpha I Greater Noida about 3 years ago for around 60 lakhs. Abhi tak possession nahi mila hai, builder bas dates pe dates de raha hai. My EMI has started, and rent is also going on. It's a huge financial burden. Kya Sector 3 mein projects time pe deliver ho rahe hain, ya wahi delays ka cycle hai?
Exactly! Delays toh standard ho gaye hain Noida Extension mein. Badi dikkat hai.
Same story here, yaar. My project in Sector 3 was supposed to be delivered last year, but abhi tak finishing work bhi pending hai. Builder ka kehna hai labor shortage aur material costs badh gaye. Koi guarantee nahi hai.
Dekho, 85 lakh for Noida Extension is a bit much, especially for Sector 3. Builder ki quality aur possession ka track record bhi check karna padega. I've heard some horror stories from projects near Alistonia Estate where people booked 5-6 years ago and still no sign of completion. Jewar ka impact long-term hai, short-term mein price itna jump kar gaya toh thoda risky lag raha hai. Kya builder RERA registered hai?
Haan, RERA registration toh mandatory hai ab. But even then, delays are common. Jaise aapne Alistonia ka bataya, same haal bahut jagah hai. Builders bas hype create karte hain aur phir delivery mein late karte hain.
Totally feel you, bhai! Landlord ka torture alag level pe hai. 85 lakh for 2BHK in Sector 3 sounds steep, but with all the infra talk, I'm also wondering if it's now or never. Don't want to regret not buying later, but also don't want to overpay.
