Noida Extension investors: Are amenities just a marketing gimmick?

Everyone glorifies new projects, but what's the real scene with construction quality in Noida Extension after a year or two? From my experience, initial site visits don't show the real picture. Like, Gaursons Atulyam mein brochure mein jo amenities dikhate hain, kitni actually usable hoti hain? Or are clubhouses just ghost facilities after some time? I'm seeing this pattern where premium amenities don't translate to higher rental yield ya resale value. Maintenance costs eat into ROI, especially with poor quality fixes. Change my mind.
