Budget finalised, loan pre-approved – now stuck on which sector. I work in real estate, but buying for myself is different. Builders push floor-rise premium and PLC hard in Sector 51. But for an investor, is that extra cost really worth it? Matlab, secondary market mein kya yeh premium recover hota hai? I feel resale deals offer more real negotiation than new launches like ABA Corp. Change my mind.

My friend bought a flat in Alpha I Greater Noida, paid significant floor-rise and PLC for a corner unit. He was told it would fetch a premium during resale. But when he tried to sell after 3 years, he barely broke even. The buyers were just interested in the base price and location, not the 'exclusive' benefits he paid extra for. Uska toh pura investment phas gaya. He regrets not buying a lower floor or a ready-to-move property instead.

Totally agree with the original post. Builders ka toh kaam hi hai push karna. But as a first-time buyer, I'm constantly worried about ROI. Floor-rise premium sounds like a fancy way to just inflate prices. Secondary market mein kaun dekhega ki aap 10th floor pe ho ya 2nd? Mera budget tight hai, aur yeh extra cost recover nahi hua toh bohot badi problem ho jaayegi.
Plus, builder ka track record bhi matter karta hai. Agar project delay ho gaya ya quality issues aaye, toh floor-rise premium ka toh koi matlab hi nahi reh jaata. Investors ke liye toh yeh sab double risk hai.
Haan bhai, exactly! Resale mein toh koi dekhta bhi nahi ki kitna upar hai. Sirf basic amenities aur location dekhte hain log.
