Noida Extension investors: Is super area the biggest scam?

Asagarpur Jagir mein property dekh raha hoon, aur honestly, Noida Extension mein super area ka concept bilkul samajh nahi aata. Builders like Vcube Promoters show you 1800 sqft for a 3BHK, but carpet area मुश्किल से 1100 sqft hota hai. Everyone glorifies 'price per sqft', but isn't that misleading when so much is common area? I feel like we're just paying for builder's overheads, not actual usable space. Brokers always push for 'premium' units, citing 'future appreciation' due to Jewar Airport ya FNG, but the actual living space doesn't change. I'm looking at a 3BHK around ₹95L, and jab carpet area se calculate karta hoon, it feels like a total rip-off. Are we all just getting fooled into paying for inflated numbers? Kya yeh pura market hi is trap pe chal raha hai? Disagree? Tell me why.
