Spent the whole Sunday checking out options in Knowledge Park 3 and nearby. I'm currently in a 2BHK in Sector 137, thinking of upgrading to a 3BHK. Already have a home loan, so I'm really focused on deal value. Saw a few resale 3BHKs, some by Aastha Developers, going for around ₹90L. Builders on new projects are pretty firm, not much negotiation scope it seems. My question is, can you really squeeze more out of secondary market sellers in Noida Extension than new project builders? What's your take on the total cost of acquisition difference?

My broker told me resale in Knowledge Park 3 has seen a slight dip recently, but only for properties that are 5+ years old. Newer resale units are holding value. Did you check any properties near Alpha I Greater Noida or Alistonia Estate? What's the possession status for Aastha's projects you saw, were they ready-to-move?
Possession for most Aastha projects is already done, I think, but always double-check the RERA status. Some older ones might have society formation issues or pending common area work. My cousin bought in Alistonia Estate, resale, got a
Aastha Developers? Bhai, unka track record check kar lena for possession delays before jumping in. Resale mein negotiation hoti hai, especially if the seller is relocating or needs funds urgently. But be very careful of hidden costs like transfer charges, pending society dues, or if the property needs major repairs. Total cost of acquisition is key, not just the quoted price.
Totally relate! Builders are like 'take it or leave it' these days. Resale mein thoda hope hai, but then the paperwork and older fittings... it's a headache. Noida Ext market is tough right now.
Totally agree with U1. My friend tried negotiating with a big builder in Ajayabpur, they didn't budge even one rupee. Resale sellers are definitely more flexible if you know how to talk.
Haan na, builders toh sunte hi nahi. Resale mein at least bolne ka mauka milta hai.
