Noida Extension investors: Super area trap se kaise deal karein?
Visited Skydeck Infrastructure in Sector 22A last Saturday, and honestly, I'm quite irritated with this super area vs carpet area game. They quote a price per sqft based on some massive super area, but jab andar jaake dekho, actual usable carpet area bahut kam lagta hai. Matlab, you're paying for so much common space that doesn't feel justified. For a 2BHK around ₹70L, this effective price hike is significant, impacting my ROI calculations badly. It feels like a hidden charge. Is this super area trap common across Noida Extension, especially for projects near the FNG? How do you experienced investors factor this into your deal evaluations? Should I push for a carpet area-based price or try to negotiate a deeper discount on the quoted super area price? Any advice on how to handle this with builders like Skydeck?

Totally get what you mean! Noida Extension mein yeh super area ka chakkar toh sabse bada headache hai. I visited a project near Alistonia Estate and same story. They show you a fancy brochure, quote a low per sqft, but effective price toh aasman chhoo leta hai when you factor in the unusable space. It's so frustrating for first-time buyers like us.
