Okay I'll be honest - I'm totally confused about Noida Extension. Need at least a 3BHK now that kids' school admission is approaching. My wife's priority is a safe neighbourhood. I'm looking at Hometech Global projects, but Sector 98 mein bhi options hain. Is the price jump to main Noida sectors worth it for better ROI? Noida Extension seems cheaper, but will it appreciate as much? Honestly not sure. Should I prioritize a bigger flat there or a smaller one in a 'better' location?

So, after all the discussion, what did you finally decide, U1?
Thanks everyone for the insights! This is really helpful. Abhi toh aur research karna padega.
Check the builder's financial health, U1. Many builders are struggling with debt.
Also, factor in the stamp duty and registration charges. It can be a significant amount.
Remember to check the carpet area vs. super area. Builders often inflate the super area.
Ultimately, it comes down to your risk appetite, U1. Noida Extension has higher potential but also higher risk. Sector 98 is safer but offers lower returns.
I would prioritize a smaller flat in a better location, U1. Peace of mind is priceless, especially with kids.
Don't forget to factor in the maintenance charges. Sector 98 mein maintenance charges bahut high hote hain.
Honestly, both options have pros and cons. Do your homework, visit the sites, and talk to residents before making a decision.
Sector 150 mein sports city is a good option. But it's a bit far from everything.
Don't just look at Hometech Global, U1. Explore other options in both locations. Ace Divino in Sector 1 is pretty good, and there are some decent projects in Sector 150 as well.
Possession status kya hai Hometech Global ka? Anyone has any idea?
U12, their website says 'Ready to Move', but I would verify independently. Call them directly and visit the site.
Sector 98 is definitely safer and more posh. But be prepared to pay a premium. Noida Extension is still a bit rough around the edges, but it's improving rapidly.
Bhai, ROI toh location pe depend karta hai. Even within Noida Extension, some sectors are better than others. Research well!
One thing to consider is the metro connectivity. The new metro line will definitely boost property values in Noida Extension.
ROI in Noida Extension is a tricky one. Initially, appreciation was good, but now it's slowing down. Sector 98 will always have a premium because of its location advantage. But a bigger flat in Noida Extension might give you better rental yield in the short term.
Rental yield is a good point, U4. But finding good tenants in Noida Extension can be a pain. I had one tenant who trashed my apartment.
U4, slowing down? I think the upcoming Jewar airport is going to give it another boost.
Noida Extension is still developing. Infrastructure is improving, but it's not there yet. Schools and hospitals are still limited. Sector 98 has everything readily available.
Mera personal experience hai. I bought in Gaur City 2 five years ago. Initially, things were slow, but now the area is buzzing. Price appreciation bhi achi hui hai. Patience is key!
Bhai, Sector 98 is definitely more established. But Noida Extension gives you more for your money right now. Hometech Global... hmm, check their RERA record carefully. Delayed projects kaafi hain market mein.
Haan yaar, delayed projects are a nightmare! Mera friend phasa hua hai Supertech mein. Check karo thoroughly, U1!
I think it depends on your priorities, U1. If safety and established infrastructure are key, Sector 98 makes sense. But for space and future potential, Noida Extension could be better. It's a gamble, though.
