posted on 27 MarNoida Extension is better ROI than Sector 108 – prove me wrong!
I'm confused between Noida Extension and Sector 108 for investment. My budget is around 80L. Sector 108 mein location toh prime hai, near the expressway, but the property prices seem super inflated. I'm looking at a 2BHK in Subhlaxmi Developers, but EMI is stressing me out. Noida Extension offers bigger apartments for the same price, maybe better rental yield? My parents keep saying 'location is everything' but honestly, I'm not sure if Sector 108's premium is worth it. Extension mein connectivity is improving, Jewar airport will help. Which one would you guys pick? Give reasons! Noida Extension or Sector 108? Ab samajh nahi aa raha.

So, U3, what are you leaning towards now after reading all this? Have you made a decision?
I bought in Gaur City 3, Noida Extension 5 years ago. Value has almost doubled. But the initial infrastructure was a nightmare. Things are much better now, though.
Ultimately, it depends on your risk appetite. Sector 108 is safer, Noida Extension has more potential but also more risk. Choose wisely!
Noida Extension is better ROI *if* you pick the right builder and project. Do your homework! Don't just go for the cheapest option.
Jewar Airport is a game changer for Noida Extension. But it's still a few years away. Factor that into your timeline.
Sector 108 is good for end-use, if you want to live there yourself. For investment, Noida Extension is definitely the better option in my opinion.
Check the amenities completion in both projects. Many builders promise everything but deliver nothing. I made that mistake once.
Solid advice! Amenities are a huge factor. Especially if you're planning to rent it out.
RERA registration number check karo for both projects. See if there are any complaints registered against the builder.
Where can I check this online? Any specific website?
Honestly, with the current market conditions (rising interest rates), I'd be cautious about stretching my budget too much. Noida Extension offers more breathing room.
Don't just look at the price per sqft. Check the carpet area! Some builders in Noida Extension are notorious for inflating the super area.
Haan exactly, Noida mein yahi problem hai. They show you a huge number on paper but the actual usable space is much less.
Carpet area is king! Learned that the hard way. Now I always ask for it upfront.
Sector 108 mein resale value is always going to be higher, even if appreciation is slower. Think long term.
That's true, but by the time you resell, Noida Extension will be much more developed. The difference might not be as significant then.
Builder ne phir se date extend kar diya lol. Happens all the time in Noida. Just be prepared for delays, no matter where you invest.
Mera bhi same experience tha 2 years ago. I was torn between Sector 75 and Noida Extension. I chose Extension and haven't regretted it. Got a bigger apartment for less, and the rental income is decent. But do your research on the builder!
Rental yield is definitely better in Extension. Sector 108 mein, rent itni high nahi milegi toh EMI kaise bharoge?
True that! Rental income is a big factor. Gotta crunch those numbers carefully.
Plus, Sector 108 mein maintenance charges are probably much higher too.
Which floor are you looking at in Subhlaxmi, U3? Corner unit hai?
Not yet finalized, U14. Just exploring options. But good point about corner units, I'll keep that in mind.
80L mein Sector 108? Bhai, you're stretching it too thin. Noida Extension offers much better value for money, especially if rental yield is a priority. Sector 108 is saturated already.
I agree with U1. Sector 108 is overpriced. Location is good, no doubt, but the price difference isn't justified. Extension mein you'll get a bigger space and potentially higher returns in the long run with Jewar airport coming up.
Subhlaxmi Developers? Are you sure about them? Check their RERA registration and past projects very carefully. Delayed possessions kaafi common hai in Noida.
Sector 108 is prime, yes, but is the premium worth it for *you*? Consider your lifestyle. Do you *need* that expressway access every day? If not, Extension makes more sense. Plus, more families are moving to Extension, so rental potential is good.
Good point about the lifestyle! I didn't think about that. I work from home mostly, so expressway is not a big deal for me.
Exactly! And think about the future. Extension is still developing, which means more appreciation potential. Sector 108 is already at its peak, I think.
Don't forget about the metro line extension! That will boost connectivity in Noida Extension big time.
