Noida Extension is highly overrated for investment tbh

Okay I'll be honest—I'm fed up of renting and finally taking the plunge. But Noida Extension seems sus. Is it worth buying under-construction from Neoshape Infratech? EMI vs rent math isn't adding up. Rent seems cheaper! Should I consider ready-to-move instead? Has anyone else faced this confusion?
