Finally taking the plunge, fed up of renting. Considering Noida Extension, seems cheaper. Is the Jewar Airport impact already priced in? Spire World projects look decent. Am I missing something?

Are you planning to take a home loan? Interest rates are pretty high right now. Factor that into your ROI calculation.
Jewar impact is baked in, mostly. It's the internal infrastructure of Noida Extension that's the real issue. Roads, drainage, security...
Ultimately, it depends on your risk appetite. Noida Extension is higher risk, higher reward. Sector 150 is safer, but less potential upside. Your call!
So, what did you decide? Did you book anything? Inquiring minds want to know!
Don't just look at the price. Consider the maintenance charges. Some societies in Noida Extension have exorbitant maintenance fees. Hidden costs are a pain!
U19, so true! Maintenance charges can easily add another 10-15% to your monthly expenses.
I'd suggest visiting the site multiple times, at different times of the day. See the traffic situation, noise levels, and overall vibe of the area.
Sector 16B is seeing some decent appreciation. But again, builder reputation is key. Amrapali toh naam badal badal ke aa rahe hain! Watch out!
Spire World...lol. Builder ne phir se date extend kar diya. Comedy ho gaya hai yeh toh.
Which floor are you planning to buy? Higher floors are getting preference now because of better views and less noise.
Check the RERA registration number on the UP RERA website. See if there are any complaints or penalties against the builder. It's a must!
My cousin bought in Noida Extension 5 years back. He got a good deal, but the builder increased the super area at the time of possession! Be careful of these tricks.
U15, Haan exactly, Noida mein yahi problem hai! They always find a way to squeeze more money out of you.
U15, That's why reading the fine print is so important. Lawyers are expensive, but worth it.
Rates are going up everywhere, dude. Noida Extension is still relatively affordable, but don't expect it to stay that way for long. Inflation is a killer.
ROI? Maybe long term. But right now, resale market is dead. Finding tenants is also a pain. Consider Sector 150 instead, much better connectivity.
Bhai, Noida Extension is only 'cheaper' because it's further out. You're paying less, but you're also getting less. Think about commute, schools, hospitals...
I bought in Ace City 3 years ago. Still waiting for the club house and swimming pool to be completed. Amenities promises are usually just bait.
Jewar airport impact is overhyped, I feel. Yes, it will boost the area in the future, but it's not a magic wand. Focus on the builder's financial health and project approvals.
U10, exactly! It's like saying the upcoming metro will solve everything. Metro helps, but it's not the only factor.
U10, true. Infrastructure projects take forever to complete in India. Don't hold your breath.
Noida Extension for ROI? Bhai, are you sure? It's still a gamble. Infrastructure is improving, but the builder delays are legendary. Jewar impact is factored in already, I think. Spire World... check their RERA record carefully.
I agree with U1. Jewar is old news. Everyone knew it was coming. It's the *timing* of your investment that matters now. Plus, Noida Extension is huge, which sector are you targeting?
Spire World? Run, don't walk! Mera toh experience bahut kharab raha. Possession mila kya kisi ko?
U3, exactly! My friend invested in their project near Gaur Chowk, still waiting after 5 years!
U3, which project are you talking about? I'm also considering Spire Woods.
U5, Spire Woods is probably what U3 is referring to. Google 'Spire Woods delay' and prepare to be scared.
