Is Noida Extension really worth the risk? I'm so fed up of renting, my landlord raised the rent *again*. Finally taking the plunge, but I'm honestly not sure where to buy. Everyone says Noida Extension is cheaper, but are the builders reliable? Has anyone had good experiences with Networth Realty there? Or is it better to pay more and stick to sectors closer to Delhi? What's the real story with possession delays? And what about the EMI vs rent math? Is it actually better to buy, or am I just swapping one payment for another? Kya kisi ko pata hai if the rental yields advertised are actually achievable? Should I just keep renting and investing elsewhere?

Check amenities completion before booking, I made that mistake. They promised a swimming pool and gym, still not built after 2 years!
The new metro line extension might change things in Noida Extension. Once that's up and running, it will be more attractive.
Update: Spoke to a friend who works in real estate. He said rates are expected to rise further due to increased construction costs. So maybe buying now is better than waiting?

Don't forget to factor in the cost of furnishing the apartment! That can be a significant expense.
Rental yields are a joke! They advertise 5-6%, but realistically, you'll get maybe 2-3%. Keep renting and investing in mutual funds is probably a smarter move.
Sector 150 is a good option if you want something relatively new and well-planned. But it's definitely more expensive than Noida Extension. Avg rate 7k/sqft hai abhi.

Be careful — this builder has 3 delayed projects in Greater Noida West. Check their track record on the RERA website.
I'm also in the same boat! Rent is killing me, but I'm too scared to invest in Noida Extension. Maybe Ghaziabad is a better option? Thoda toh sasta hai.
I bought in Gaur City 2, 3 years ago. Possession was delayed by 18 months, but finally got it. The price was good, and now it's appreciating. But the stress...itna tension!

Networth Realty? RUN! I had a terrible experience with them. Promised the moon, delivered nothing. Stick to established builders, even if it costs more.

Don't just look at the price, look at the infrastructure! Noida Extension mein abhi bhi roads are terrible and public transport is almost non-existent. Sector 78 is a better bet, even if it's slightly more expensive. Metro connectivity is a game changer.
EMI vs rent, do the math carefully! Factor in property tax, maintenance, potential repairs...it adds up! And rental yields in Noida Extension are often inflated. Don't believe everything you see.
